How to Build Your Home Garage Legally
In a country with extremely hot weather like Thailand, parking your car outside every day is definitely not good for your car.
For those of you who don't have a garage and are thinking of adding a carport in front of your house but are worried about building control laws, today Motorist will share what kind of garage you should build that won't break the law.
Do you need a building permit for a garage?
Before we build a garage that we like, especially one that extends out from the house, we need to request permission to build from the relevant agencies, such as the municipality, the sub-district administrative organization (SAO), or in the case of urban areas, we may need to apply for permission from the district office or the town planning office first.
If you don't apply for a building permit and someone complains, or if there is construction that is not in accordance with the regulations, you may be fined or ordered to demolish it after inspection.
Requirements for building a garage in front of the house
- The use of the house boundary area must not exceed 70% of the land. This means that if you want to build an additional car park in front of the house, the house and garage must not exceed 70% of the land. There must be an empty space that is not a building of no less than 30% of the land.
- The distance from the wall must be at least 2 meters from the fence or other people's land.
- In the case of building a wall with an opening, the garage must be at least 2 meters away from the fence or other people's land.
- In the case of building a solid wall, the garage must be at least 50 centimeters away from the fence or other people's land.
However, to avoid legal problems, before constructing or expanding, permission may be requested from the relevant authorities before constructing to prevent fines or demolition.
